CALL TO ORDER
The following are the minutes of the 555 Esplanade Condominium Owners Association Board of Directors open session meeting, held on Monday, November 11, 2017 in the 535 building lobby, 535 Esplanade, Redondo Beach, California 90277. A quorum of Board Members was established and Mr. Engle called the meeting to order at 6:31 PM.
APPROVAL OF MEETING MINUTES // October 2017
Ms. Bagley made a motion to accept the October 23, 2017 meeting minutes as drafted. Mr. Chipman made a second to the motion. The motion carried with all in favor.
TREASURERS REPORT
It was reported that the October financial report has not yet been received. October and November financial reports are to be reviewed and approved at the December meeting.
HOMEOWNERS FORUM
Homeowners were provided with the opportunity to address the Board regarding items of interest or concern, in accordance with the open meeting act, CA Civil Code 4925(b).
OLD BUSINESS
- Balcony Railing Replacements: Ms. Schneider reported that the scope of work for this project is still pending.
- Boiler Replacement: The Board reviewed the reserve study which shows that the boilers have a remaining useful life of seven (7) years. It was agreed to re-visit this in a few years.
- Exterior Stamped Concrete Repairs: It was reported that the approved proposal has been submitted to Ewell Construction and the start date for this work is pending.
- Flat Roof Repairs: It was reported that the south roof will need to be re-sloped due to reports of standing water. Ms. Schneider met with Ewell Construction on-site for an inspection of the flat roofs. Ewell Construction and Haupt Roofing’s proposals are pending.
- Misc. Stucco Crack Repairs: Two (2) areas of damaged / cracked stucco were reported. A-Z Construction is to make the needed repairs.
- Roll Down Door Maintenance: The Board reviewed Red Hawk Fire’s inspection report and a proposal from Planning Design Construction, Inc. to replace the roll down doors throughout the garage. The Board would like to obtain additional proposals before making a decision.
- Stucco Underside Balcony Repairs: The Board agreed to request a proposal from Ewell Construction to have copper vents manufactured as well as to complete this project. Mr. Engle made a motion to contact legal counsel regarding Smoothstone Construction and what tactic they should take in responding to their most recent correspondence and getting the project completed. Ms. Schneider made a second to the motion. The motion carried with all in favor.
- Lobby Door Security: The Board reviewed a proposal received from Redmond Lock & Key. The Board would like a better understanding of what exactly they are proposing as well as additional professional recommendations / proposals.
- Jacuzzi Resurfacing: The jacuzzi resurfacing is to be done in conjunction with the deck replacement project. A proposal is pending from CPR to resurface with fiberglass and from Water Savers for the plumbing work. The Board also discussed the possibility of shrinking the size of the jacuzzi at that time.
The next Board meeting is scheduled for Monday, December 11, 2017 at 6:30 PM.

An executive session was called to order at 7:35 PM to review executive session meeting minutes, homeowner discipline matters and delinquent accounts. The meeting was adjourned at 7:55 PM.
