555 ESPLANADE CONDOMINIUM OWNERS ASSOCIATION
September 02, 2010
CALL TO ORDER
The following are the Minutes of the Meeting of the Board of Directors of the Casa Bahia Condominium Owners Association, held on Thursday, September 02, 2010, in the 535 Building Lobby, 535 Esplanade, Redondo Beach, California 90277. A quorum of Board Members was established and Jake Murray called the meeting to order at 6:38 PM.
BOARD MEMBERS PRESENT
Jake Murray, Vice President; Betty Schneider, Treasurer, Dianne Merzel, Secretary.
BOARD MEMBERS ABSENT
Joe Engle, President; Frank Parker, Member-at-Large.
MANAGEMENT COMPANY REPRESENTATIVE(S) PRESENT
Ellona Hess of Scott Management Company (SMC)
FINAL OPPORTUNITY TO SUBMIT CC&R AMENDMENT BALLOTS – BALLOT COUNT
A final opportunity to submit ballots was announced. A total of 39 ballots were received. It was made clear that the quorum needed to open the ballots, 50%, has been received, However, the amendment requires at least 75%, 41 ballots, approval in order to pass. The Board unanimously agreed on adjourning the opening of the ballots until September 20, 2010. Homeowners who have not yet submitted their ballot will be contacted.
HOMEOWNERS FORUM
· Unit #315 – Mark Drale: Mr. Drale requested a status update on the repair to the areas causing leaks on the south corner of the building.
· Unit #103 – Sherry Bowman: Ms. Bowman requested clarification on the proposed amendment to the CC&R ballot and why the proposed change would not also apply to the Tier Section of the CC&Rs. Ms. Bowman also expressed her concern regarding the ongoing Northwest balcony project, and questioned whether or not the Board would agree to bear the cost of the replacement door pans for the sliding glass doors.

The Board of Directors held an executive session at 6:15 Pm to hold a hearing with a Homeowner who is in violation of the Rules and Regulations.
