Q. Are there any extra parking places in the building that I can rent for a day or for an extended period of time?
A. There are a limited number of extra spaces which may be available for rent on ether a daily or monthly basis. Please contact a board member or the management company to inquire if a space is available and to pay for the space and obtain a parking permit.

Q. Are there any restrictions concerning how I can remodel my condo unit?
A. Yes, homeowners must obtain Board approval and any necessary city permits before starting to remodel or work in their unit. The Rules and Regulations and Policies and Procedures # 10 Homeowner Condominium Modifications provides specific instructions for homeowners regarding the procedure for obtaining Board approval. Sample letters are included in the P&P. Homeowners are responsible for their contractors when they are in the building and need to inform them as to the rules of the Association. For example, doors may not be propped open, they must haul away their debris at the end of the day and clean up any mess they made in the common area. A. The CC&R's are the Covenants, Conditions and Restrictions our legal documents, which establish and govern our Homeowners Association. This set of documents was created by the original developers/owners of our development and is recorded in the Los Angeles County Recorder's Office. They legally bind each owner to the conditions set forth in the CC&R's. The CC&R's give the Board of Directors the legal power to adopt a more detailed set of rules which govern the conduct of the home owners and residents living within our complex. This set of rules are the Rules and Regulations. They are an extension of the CC&R's and may not conflict with any of the provisions set forth in the CC&R's. The Policies and Procedures are a more detailed set of instructions designed to assist the homeowners and the board in documenting the implementation of the Rules and Regulations.
