CALL TO ORDER
The following are the minutes of the 555 Esplanade Condominium Owners Association Board of Directors open session meeting, held on Monday, March 19, 2018 in the 535 building lobby, 535 Esplanade, Redondo Beach, California 90277. A quorum of Board Members was established and Mr. Parker called the meeting to order at 6:33 PM.
APPROVAL OF MEETING MINUTES // February 2018
Ms. Bagley made a motion to accept the February 20, 2018 meeting minutes as drafted. Ms. Schneider made a second to the motion. The motion carried with all in favor.
TREASURERS REPORT
Mr. Schneider made a motion to accept the January 2018 financial report as presented. Ms. Bagley made a second to the motion. The motion carried with all in favor.
A notice of proposed special assessment for the balcony railing replacement project and sundeck resurfacing project was drafted. Mr. Chipman made a motion to approve the drafted notice to be distributed to the membership along with the special assessment voting material. Ms. Schneider made a second to the motion. The motion carried with all in favor.
HOMEOWNERS FORUM
Homeowners were provided with the opportunity to address the Board regarding items of interest or concern, in accordance with the open meeting act, CA Civil Code 4925(b).
OLD BUSINESS
- Balcony Railing Replacements: Mr. and Ms. Schneider drafted a scope of work for this project to be distributed to the bidding vendors. Ms. Bagley made a motion to approve the SOW as presented. Mr. Chipman made a second to the motion. The motion carried with all in favor.
- Exterior Light Fixture Replacement: Ms. Schneider reported that a total of six (6) fixtures need to be ordered. SMC will proceed with the order and request for handyman, Efren to install them.
- Flat Roof Repairs: It was reported that Haupt Roofing has this work scheduled for April 23, 2018.
- Hallway Carpet Stains: It was reported that Offshore Maintenance was able to remove the dirty carpet tiles, clean them in the garage and return them to the hallways. Some of the stains did not come out and those tiles will need to be replaced.
- Lobby Door Security: SMC reach out to One Stop Door to see if they would be able to reinstall the plate closer to the lock in order to help prevent break-ins. They advised that they do not do this kind of work. SMC will now reach out to handyman, Efren to see if this is something that he can address.
- Stucco Underside Balcony Repairs: It was reported that Smoothstone was unable to get a finalized permit for these repairs because the initial scope of work called for new balcony railings. Smoothstone is working with the City to see how they can obtain a final permit without completely replacing the railings.
- Unit 305 Roof Leak: The Board reviewed the water testing results and proposal from Ewell Construction. Ms. Schneider requested a few corrections and additional details on the proposal. SMC will follow up with Ewell on the revised proposal for the Board’s review.
- Unit 517 Repairs: It was reported that Ewell Construction started working on the unit on March 16th. SMC is currently working on obtaining mold remediation proposals.

An executive session was called to order at 7:15 PM to review executive session meeting minutes, homeowner discipline matters and delinquent accounts. The meeting was adjourned at 7:25 PM.
