THE DRIVEWAY PROJECT FINAL REPORT (Draft)
The Driveway Project was started on 25 May 2011 and completed on
8 June 2011. It was finished one week ahead of the planned schedule. The Project
was conducted in accordance with the Project Management Plan dated 12 April
2011.
The Project accomplished three objectives;
1. The driveway trench drain, which was causing ceiling water
damage in G2, was replaced with a new watertight drain.
2. The old driveway which had settled and cracked was replaced.
3. The slope of the driveway was changed and the north corner of the sidewalk and driveway
intersection was dropped 4 inches to eliminate low clearance cars from
contacting the cement when they entered or exited the garage.
The budget for the driveway project was earmarked at $29,000 and
was included in the 2010 Special Assessment that was approved by the homeowners.
It was estimated in the Project Management Plan that the project could be
accomplished for $24,200. All the contractor bills have not yet been received,
so the actual cost cannot yet be determined but it is expected to be close to
the estimated amount. This report will be updated when the amounts are
known.
There is an open issue with the City of Redondo Beach Inspector.
The inspector has determined that the cross slope of new sidewalk directly in front of the
driveway is one fourth of an inch too low where it meets the driveway apron. That is a 1/4"
deviation across the 48" width of the sidewalk.
There is an ADA requirement that the cross slope of new sidewalk construction
be no more than 2%. Our sidewalk measures 2.3%. The city sidewalk on the North
and South sides of our newly poured section is 3.8% and 5.3%
respectively.
The board is currently working to get a waiver from this requirement from the ADA.
If one cannot be obtained, this section of sidewalk will be repoured in the near future.
Homeowners will be notified well in advance of this action.
It is estimated it will take two days to accomplish the repour.
